In recent years, homes in the Kfar Ganim Gimel neighborhood in Petah Tikva near its older siblings Kfar Ganim Aleph and Kfar Ganim Bet have been very much in demand. Interest has come from locals as well as other parts of Gush Dan, the Tel Aviv metropolitan area. Meanwhile, the supply of apartments and penthouses for sale has been small and is being outstripped by demand. Today, Kfar Ganim features 5,000 homes, with another 2,700 units scheduled for construction, a grand total of 7,700 apartments. Kfar Ganim Gimel, established in 2001, was previously home to citrus orchards. The first homes were constructed on Mizner St. in close proximity to routes 40, 4, and 6. As a result, Gimel has fast and easy access to the primary transportation arteries, making Gush Dan and the Sharon highly accessible. Following the connection Rabin Road to Macabit Road demand for homes in the neighborhood soared sending real estate prices even higher. Originally, when the neighborhood was erected in 2001, the price of a 5 bedroom apartment was only 1,000,000 NIS, and a penthouse could be had for 1,600,000 NIS. Since those early days, prices have exactly doubled.
A strange phenomenon has been the fact that prices of second-hand apartment prices are higher than those of newly developed apartments. In economic terms, a correction in second-hand apartment prices is simply a matter of time. As of today, 175 apartments with four bedrooms or more are being offered for sale in Old Kfar Ganim, while 280 such apartments are being offered in Kfar Ganim Gimel. The clear conclusion is that supply of large apartments in the older neighborhoods of Kfar Ganim has dried up, and the gap is being filled by the newer Kfar Ganim Gimel neighborhood.
